No. We help clients find professionals for their project, but the professionals do not work for Mapia. Professionals on Mapia determine their own prices and deal directly with clients.

No, these professionals or service providers are individuals or teams who independently provide their services in the market and are registered as professionals on Mapia. Although Mapia take some basic safety measures while registering any professionals, but do not guarantee of any.

You must exercise caution and perform your own due diligence and best judgement prior to hire any.

A ready-made plan is the one which is already designed and plan by an Architect for a specific size and covered area as well as for a specific plot size. In our local language it also called Naqsha, House Map, Floor Plan or House Design.

Our most popular house plans tend to be between 1,200 and 4,500 sq. ft.

The square footage for a home is based on two points one is built up area or Covered area and another is total plot area or plot size. Built up or covered area is total area of construction including Ground Floor, First Floor, Second Floor, Porch and Basement (if there is any) and plot area is depth and width of total plot size.

We have qualified experienced and well known Architects create floor plans and designs for houses. These Architects are from different cities of Pakistan and have vast experience in building designs and construction.  If you can’t find a pre drawn house floor plan that meets all of your needs, ask us about customization (almost all of our house designs can be modified to meet your requirements). Else you can find an architect through our services for a customized floor plan from scratch.

Most searches begin with the square footage or the number of bedrooms that are desired. Since we have so many plans, it is usually necessary to further “filter” the search results. You can limit the results to an architectural style or you can look at plans that have specific features. When you find a plan that you like click the “save” button so that you can find it easily later. Once you purchase the plan we will assign a representative for your project and he/she will coordinate all your requirements.

If you find a great exterior and a different floor plan, give us a call we will look at adapting one of the plans to include the features of the other.

It depends on what you want to do. We usually send you PDF files in your account, from which you can print unlimited sets, however if you ordered a hard copy, we usually send only one copy by courier or any other postal services.

You can either purchase plans in right-reading reverse (i.e., the layout is reversed and the text is corrected) or mirror reversed (the layout and text and reversed; with this option you would need copies reversed and not reversed as reference copies).

Once you purchase the plan, we will contact you and send you a questionnaire through which we will understand your requirements.

We will assign a representative for your project and he/she will coordinate all your requirements.

After discussions with you, we will adjust the plan according to your exact plot size and make as many changes as you like. Our prices are based on per square feet of built area and if after changes your built area increases by more than 10% then we will charge for the increased area accordingly.

There are two ways to make modifications to our plans. Have us make changes for you or work with someone locally. If you'd like us to quote on your changes, either click on the Modify Plan - link found above the picture of any of our designs and submits your request to us in writing or sends us a sketch and your contact information to 0300-111-9876. We'll get you a quote in one to two days in writing and work off of the reproducible plans.

If the customization is more than on 10% of total square footage, we charge for it.

Once you've purchased your home plans and returned the customization checklist, our experts will determine the complexity of the work and send you an accurate cost estimate for your review.

Approve the estimate. Once you have approved the modification estimate, our design team will send you an agreement, which outlines the cost and specific list of changes. During the course of your modification project, our design team will email you updates. When Make My House Customization Service receives your approved estimate and payment, full construction drawings will be completed, following approval of any preliminary designs. You will be notified of the completion and the final payment will be due prior to shipment of your completed construction drawings.

The customization consultation fee is deducted from the total cost of your modification order. If you choose not to proceed with the modifications, this fee is non-refundable.

The average turn-around time is 10-15 business days. (Excluding holidays and peak periods.) Following the receipt of the customer's approval of any preliminary design modifications, if applicable.

All house plans are modifiable. Some of the more commonly requested modifications are:

  • Re-sizing windows
  • Reconfiguring kitchen cabinets & appliances
  • Rearranging interior walls
  • Changing ceiling heights
  • Changing exterior surfaces (brick, paints, stucco)
  • Changing bath room sizes
  • Adding or eliminating a room (this would involve changes to all aspects of a plan--elevations, floor plans, roof, foundation & sections)
  • Extending or reducing the square footage of a plan

Most modifications can be done by simply adjusting the existing plans. Other modifications require a more comprehensive re-design of the home.

Modifications may cost a minor additional fee according to the change but represent a huge savings over creating a new plan from scratch.

Our house plans were designed to meet or exceed national building standards at the time they were drawn. Some cities and municipalities have their own local bylaws and building regulations. Before building, contact your local authorities to make sure you comply with regulations and bylaws, including obtaining any necessary permits or inspections as building progresses. In some cases, minor modifications to your home plans by your builder, designer or engineer may be required to meet local conditions and requirements. The purchaser should ensure that the home plans comply with all applicable bylaws and are suitable for a particular site, including any subdivision restrictions, before actual construction begins. Because we have no control over the selection of your builder, or other professionals, we cannot be responsible for the advice or assistance you receive from them or for the methods they use.

Every city and society is different. Our plans contain enough information to build a home, but they may not include all of the information that your local authority requires. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building office to verify what you will need to submit for your building permit.

Mapia represents hundreds of designers, each with their own standards for plans. Look in the “Floor Plan Purchasing Options” on each individual floor plan page to see what is included with that particular plan.

Unfortunately, No. If any modifications are needed in order for your plan to meet local building code, you will have to work with a local architect. Typically, these minor changes do not alter the design of the house, and therefore are permissible under copyright, regardless of which plan type you buy.

Prices are set by calculating the total covered area. Each plan is priced individually resulting in plans suitable for all budgets.

Other prices that may apply to a particular plan include 3Ds, Structural Design, Electrical and Plumbing design. All prices are listed on a plan's product page.

We will send you floor plan by email in PDF format or hard copies through courier with additional charges including courier.

There is no time limit for building. We do advise that you store your plans and your copyright release letter in a safe place.

We, and the designers we work with, have put substantial care and effort into the creation of our plans. However, because we cannot provide on-site consultation, supervision, and control over actual construction, and because of the great variance in local building requirements, building practices and soil, seismic, weather and other conditions, WE CANNOT MAKE ANY WARRANTY, EXPRESS OR IMPLIED, WITH RESPECT TO THE CONTENT OR USE OF OUR BLUEPRINTS, INCLUDING BUT NOT LIMITED TO ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE.

We accept all local credit/debit bank cards, you may also use mobile cash transfers or direct bank deposits in our official bank account.

All orders to Mapia are final, and no refunds will be granted for any reason once the process is started.
